
Single-family and semi-detached home prices hung tough in Calgary in September, while the townhomes and condos continued to drop, the Calgary Real Estate Board reported.
According to the monthly numbers, the detached market remained balanced – neither favouring buyers or sellers – and fell one per cent compared to September 2025 – sitting at $739,400 on the last day of the month. The board is blaming price drops in the Northeast quadrant for the slight slip.
Semi-detached prices were about the same as last year – 0.1 per cent higher to $685,200.
The same can’t be said for the row and condo markets, however. Townhomes were 5.5 per cent less expensive in September 2026 compared to last September for a benchmark price of $412,400.
Condo sellers continue to face an uncertain future. Prices in Calgary fell 8.2 per cent in September, leaving the benchmark price at 291,400. The benchmark condo price in the city as of Jan. 1, 2026 was $298,367. A lot of sellers are now holding off listing their apartments; there was a decline of listing in Calgary of 23 per cent compared to last September.
